If a large data center is going up within five miles of your house, the numbers say your home's value probably will not move because of it, though your street could look different for years afterward. That is the finding of an analysis published on 11 August by Realtor.com Economic Research, which drew on millions of home sales, listings and property tax records alongside facility-level data from Aterio, and tracked what happened in communities that gained a facility between 2019 and 2025.

## Large Data Centers Are Spreading Into Hundreds of New ZIP Codes

The share of US home sales happening within five miles of a large data center, meaning one of 50 megawatts or larger, has more than doubled since 2018, from 0.67% of all sales to roughly 1.5% so far in 2026. The number of large facilities operating nationwide grew more than sevenfold over the same stretch, from 49 to 347. On the current construction pipeline, the report projects that share will approach 2.3%.
