A spouse or child who inherits a Mallorca property worth €5 million now pays no Spanish inheritance tax at all. The figure is zero, and it has been zero for close family since 2023. What changed on 25 July 2025 for the people who own these houses: Law 6/2025 extended the same zero rate to lifetime gifts, so a parent can hand a Mallorca villa to a child during their lifetime on the same terms a child would inherit it.

That is the headline number, and it is real. The more interesting work sits underneath it, in the gap between what the Balearic government has settled and what it has left untouched.

Consider two couples who buy identical €5 million villas in Andratx in the same week. One villa is registered to a single owner. The other is registered jointly to both spouses. A year later, one couple pays nothing in Spanish wealth tax and the other pays close to €50,000. The deciding factor is the deed.
